Permits

Per City requirements, permits must be obtained by the contractor or licensed trades.  If the resident is personally performing the work (as permitted by state law), permits are issued to the resident.

Building Permits

Permit applications can be obtained and submitted at the Permit Office, Monday - Thursday from 8:00am to 4:00pm and 8:00am to 3:00pm Friday. Permits are required for many residential projects.  You can contact the Permits Clerk at 210-293-9675 if you have a question about permits.  Permits are not required for routine maintenance including interior and exterior painting, replacement of minor roof repairs, repair or replacement of asphalt driveways.  Work started without a permit will incur a double fee.

Site Plans or Surveys 

A Site Plan or Survey must be submitted with a permit application for the following:

  • Accessory building
  • Decks
  • Driveway approaches
  • Driveways and other flat work
  • Fences
  • Gazebos
  • Greenhouses
  • New Construction
  • Sidewalks
  • Signs
  • Swimming pools/spas

Plan Review

For new construction, remodeling (interior and exterior), or additions, complete PDF plan renderings are highly preferred, however, you may also submit 3 complete sets of plans along with a completed application. Trades may submit MEP plans or provide written detailed description of work to be performed. Please allow 10-15 working days for plan review.

Inspections

Upon issuance of a permit, it must be visibly posted at the job site at the commencement of the work. Many of the permits issued for repair or replacement will require inspections upon completion of the job only. Inspections for new construction and renovations will typically include, but not limited to:

  • Foundation
  • Framing
  • Rough-in
  • Top-out
  • TML
  • TOPS
  • Final
Request Deadline
Inspections must be called in not later than 4 p.m. for inspection on the next business day. 

Required Information

Inspections must be requested by providing the following:
  • Permit number
  • Contractor name and contact
  • Contact phone number
  • Address for the inspection
  • Type of inspection

Garage Sale Permits 

Permit Fee & Requirements

There is $15 Garage Sale permit fee. Identification showing proof of address is required to obtain a permit.

Garage Sale Guidelines

Sales can be held for 2 consecutive days between the hours of 7 a.m. and 6 p.m. any day of the week. Residents can hold 2 garage sales per calendar year, and not more than 1 per calendar quarter.

Estate Sale Permits 

Permit Fee & Requirements

There is a $25 Estate Sale permit fee. Please have documentation showing the address of where the estate sale will be conducted.  Please provide a Texas Sales and Use Tax Permit. Follow the link to download the application for Estate Sale Permit.

Estate Sale Guidelines

Estate Sales can be held for 3 consecutive days (2 sales days and 1 pick-up day), between the hours of 7 a.m. and 6 p.m. any day of the week. The Estate Sale permit will be issued to the commercial company conducting the sale and a Sales and Use Tax Permit must be submitted with the request.

Advertising an Estate Sale

 When posting signs for the sale, you are limited to 2 on-premise signs only. Signs cannot be posted in any right-of-way, telephone post, street light standards, etc. Signs must be removed immediately after the sale.

Tree Trimming

Oak Wilt

Pruning or trimming of any type of oak tree is prohibited from February 1st until June 30th to help prevent oak wilt. Oak wilt is present in Castle Hills and the surrounding areas. Oak tree trimming is permitted from July 1st through January 31st.

Permits

A resident may trim their own trees at the residence they occupy without obtaining a permit.  Residents may not trim oak trees February 1st thru June 30th. Any contractor, landscape contractor, tree trimmer or other entity who receives compensation must obtain a permit before trimming, pruning or removing trees. The permit fee for oak trees is $50.  All other tree permits are $25.  Permits are valid for 30 days only and are specific to the address for which the permit has been issued.

Oak Tree Painting

All cuts on oak trees must be painted within 1 hour of the cut with opaque paint to prevent contact with contaminated nitidulid beetles, regardless of who cuts the tree.

Removing Trimmings

The company or individual must remove all trimmings from the property within 48 hours of completing the job. If the resident is pruning the trees at the address for which the permit has been issued, the City will pick up trimmings, if, the trimmings are cut:

  • No longer than 4 feet in length
  • No wider than 3 inches in diameter
  • Do NOT exceed the allowed brush limit (see the Public Works Collection Schedules/Brush for complete details)

Extra Trimmings

No more than 3 brush piles (the equivalent of three 30-gallon cans) can be set out each week for Wednesday’s pickup. If you have more than the allowed amount of brush, you must have a private company remove the brush from your property, or you may contact Public Works for a surcharge estimate to remove the brush from the property.
