Permits, Applications and Procedures
Permit applications can be obtained and submitted at the permit office located at 209 Lemonwood Drive. Permits are issued Monday through Friday (excluding holidays), between the hours of 8 am – 4:30 pm.
Permits are required for repair or replacement of air conditioning and heating systems, plumbing, sewer lines, electrical, sprinkler systems, re-roof, fences and windows.
A site plan or survey must be submitted with a permit application for driveways, driveway approaches, sidewalks, swimming pools, decks, gazebos, green house, accessory buildings, fences, signs, or anything anchored to the ground.
For new construction, remodeling (interior and exterior), or additions, three complete sets of plans must be submitted along with a completed application. Please allow 10-15 working days for plan review.
Inspections
Upon issuance of a permit, it must be visibly posted at the job site at the commencement of the work. Many of the permits issued for repair or replacement will require inspections upon completion of the job only. Inspections for new construction will typically include, but not limited to, foundation, framing, rough-in, top-out, TML, TOPS, and sewer taps. Inspections must be called in not later than 4 p.m. the day prior to the inspection being requested. Inspections must be requested by providing the permit number, contractor name and contact, contact phone number, and address for the inspection and type of inspection.
CONTRACTORS & SUB-CONTRACTORS
With each permit application, you must submit a copy of your Texas State Plumbers, Electrical, or Mechanical license. Residential contractors must also provide current registration.
OTHER PERMITS REQUIRED
Garage Sale Permits – $10 permit fee. Permits are issued Monday through Friday, 8 am – 4:30 pm. Permits can be obtained at the permit office located at 209 Lemonwood Drive. Please bring identification showing proof of address.
Sales can be held for two consecutive days, between the hours of 7 am – 6 p.m., any day of the week. Residents can hold two (2) garage sales per calendar year, and not more than one per calendar quarter.
Estate Sale Permits - $10 permit fee. Permits are issued Monday through Friday, 8 am – 4:30 pm. Permits can be obtained at the permit office located at 209 Lemonwood Drive. Please bring documentation showing the address of where the estate sale will be conducted.
Sales can be held for three consecutive days (two sales days and one pick up day), between the hours of 7 am – 6 p.m., any day of the week. The Estate Sale permit will be issued to the commercial company conducting the sale and a Sales & Use Tax Permit must be submitted with the request.
You can advertise your sale in the newspaper. When posting signs for the sale, you are limited to two (2) on-premise signs only. Signs cannot be posted in any right-of-way, telephone post, street light standards, etc. Signs must be removed immediately after the sale.
TREE PRUNING
Permits are required for pruning, trimming, planting or removal of trees. Permit fee for oak trees is $50 and all other trees the fee is $20. Permits are valid for 30-days only for the address for which it has been issued. If you are the resident of the address for which the permit has been issued to, you are exempt from paying the fee. Any other person, landscaper, tree trimmer, or hired individual must pay the proper fee.
All cuts on oak trees must be painted within one hour of the cut, regardless of who cuts the tree.
The company or individual must remove all trimmings from the property within 48 hours of completing the job
If the resident is pruning the trees at the address for which the permit has been issued, the City will pick up trimmings, if, the trimmings are cut no longer than 5’ in length and no wider than 3” in diameter, and not more than the equivalent of three 30-gallon are set out each week for Wednesday’s pickup. If there are more than three 30-gallon cans, please do not place the excess amount out by the curb or alleyway. Or, you can contact Rick Harada, Public Works for a quote/surcharge to remove from the property.
